Coastal View development fulfills Hegedorn family dream

As Brian Hegedorn looks at the new development arising from what had been his grass airstrip at the edge of a bluff overlooking Lake Ontario in Webster ; "I remember more than eight years ago when I first met Stacey Haralambides, my partner in the development of Coastal View," Hegedorn said. "I talked about the many possibilities my family and I had envisioned for this 133-acre parcel of pristine farmland, that was really a peninsula surrounded by Lake Ontario on the north and historic Four-Mile Creek on the south and west."

 
 

Hegedorn had entertained numerous offers. One was to build a championship golf course with spectacular lake views. “It could have been the Rochester area’s answer to Pebble Beach,” he said.

Over a five-year period, Hegedorn and Haralambides discussed building a custom-home community that would maximize the natural wonders that surrounded it: a huge, ever-changing lake; a meandering, fish-filled stream; and a hardwood forest.

Designing homes for a shore setting, much like on Cape Cod or the Outer Banks, calls for delicately framed views and melding exteriors and interiors, Haralambides said. “To enhance the sense of community, we plan on using front porches as transition spaces to encourage friendly interaction between neighbors.” The lighting, mailboxes, architectural markers, green spaces, and walking trails will all enhance the Coastal View community lifestyle.

Actually walking around the site and redesigning Coastal View several times Haralambides and Hegedorn were able to develop the right street patterns in harmony with many landscaped buffer areas. “I wanted to be sure it was designed in concert with the natural features of the land and water…with properly designed open spaces all around.” Coastal View, will be anything but a densely developed community.

   

The zoning code of Webster would have allowed us to put almost twice as many homes on our acreage as our plans call for,” Hegedorn said. In fact about 45% of the land will be open & green space, allowing for memorable views, walking paths, and beautifully landscaped common areas. “We made sure that everyone in the development will have direct access to the lake, with stairs and decks leading to the shore below,” Haralambides added.

“The site is only a few minutes north of the Route 104 expressway, with easy access to Hegedorn’s, Wegmans, as well as Target, Lowes, Kohl’s, and BJ’s stores, a number of car dealers, restaurants, and other businesses and in 20 minutes you can be in downtown Rochester.” Hegedorn also noted that Webster schools are outstanding, and the town has been recognized as Number 1 in the state for athletics. Thanks to an aquatic center and varied sports programs for young and old, Webster has just been named “Sportstown of New York State” by the National Recreation and Parks Association and Sports Illustrated magazine. Only one town per state was chosen.

Hegedorn is part of every decision as the Coastal View project grows. “I still love to walk the creek -- the view is absolutely incredible and it’s easy to spend hours out on the lake bank absorbed in the mesmerizing view of the lake. Now more people will be able to share these experiences,” he added.
